Sudden Valley sits in the trees on the south side of Lake Whatcom, a few minutes outside Bellingham but a world apart in terms of what the exterior of a house has to put up with. Between the lake's moisture, the tree cover that keeps siding and roofs shaded and slow to dry, and the same driving rain and salt-tinged marine air that the rest of Whatcom County deals with off Bellingham Bay, homes out here take a specific kind of beating. We work in this neighborhood regularly and build our approach around what actually happens to a house in this setting, not a generic checklist.

What the Sudden Valley Climate Does to a House

Wooded lots are beautiful, but they come with tradeoffs. Overhanging trees and hillside shade mean siding, trim, and roof surfaces stay wet longer after a storm than they would on an open lot. That extended dampness is exactly what moss, algae, and mildew need to take hold, and Whatcom County's long, wet moss season gives them plenty of time to do it. Add in the wind-driven rain that comes off the water and the salt-laden air that reaches inland from the bay, and you've got an environment that punishes any exterior material with weak points at the seams, fasteners, or finish.

  • Moss and algae growth on north-facing and shaded roof slopes and siding that rarely sees direct sun
  • Moisture intrusion at poorly flashed windows, trim, and roof penetrations that stays wet instead of drying out
  • Wood rot and swelling in siding and trim products that aren't built for constant damp cycling
  • Finish breakdown from UV exposure combined with salt air, which accelerates fading and chalking on lower-grade paints and coatings

Siding: Why We Only Install James Hardie

We're a James Hardie-only contractor. We don't install vinyl, LP SmartSide, cedar, primed spruce, or other fiber cement brands, and in a neighborhood like Sudden Valley the reasoning is straightforward. Wood-based and engineered wood siding products need consistent airflow and sun exposure to perform well over time, and that's exactly what shaded, tree-covered lots don't provide. Vinyl can warp and doesn't hold up the same way against sustained damp and debris buildup in wooded settings. James Hardie fiber cement is non-combustible, doesn't swell or rot the way wood-based products can, and its ColorPlus factory finish is baked on to resist fading and moisture damage far better than field-applied paint. Hardie's HZ5 product line is engineered specifically for cold, wet climates like ours, and the warranty is transferable if you sell the home. When we put siding on a Sudden Valley house, we want it to still look right in twenty years, not need repainting or patching every few seasons because the material couldn't handle the shade and the damp.

Roofing

Roofs in Sudden Valley deal with the same moss and moisture pressure as siding, often worse, since a roof is horizontal and holds water and debris longer. We pay close attention to flashing, ventilation, and drip edges on every roofing job here, because a roof that traps moisture instead of shedding it is the fastest way to end up with rot in the decking underneath. Proper attic and roof ventilation also matters more in shaded, tree-heavy lots, where trapped heat and moisture have fewer chances to escape.

Windows

Older windows in this area are frequently a bigger source of moisture problems than homeowners expect, especially where failed seals or poor flashing let water track down into the wall cavity behind the trim. When we replace windows, we're not just swapping glass, we're re-flashing the opening correctly so water sheds away from the house instead of finding a path in. That detail matters more here than in a drier climate, because once moisture gets behind the wall in a shaded, damp lot, it doesn't dry out on its own.

Decks

A deck under tree cover in Sudden Valley collects leaves, needles, and moisture that a sunnier deck sheds naturally. That means ledger board flashing, proper drainage, and material choice matter even more than usual. We build and repair decks with an eye toward the specific debris and moisture load these lots carry, not a one-size-fits-all approach borrowed from open, sunny neighborhoods.

Why a Local Crew Matters Here

Sudden Valley isn't a typical subdivision. Lot access, tree cover, hillside grading, and proximity to the lake all shape how a job gets done, and a crew that works Whatcom County regularly knows what to expect before the first ladder goes up. We're not driving in from out of the area guessing at conditions, we've seen what shaded, damp lots around Lake Whatcom do to siding, roofs, windows, and decks, and we plan the work accordingly from day one.
